1. Phase I Environmental Site Assessment for entire Trent Court development
Perform a Phase I Environmental Site Assessment (ESA) on the subject site in accordance with the American Society of Testing and Materials "Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process E1527-13" or the most recent edition.

2. Hazardous Materials Testing/Reporting/Protocol and Clearance Testing/Reporting
All Asbestos, Lead Based Paint and Radon Testing shall be performed in accordance with US Department of Housing and Urban Development Protocol, North Carolina and EPA requirements.
2.1a Asbestos Survey/Testing/Reporting:
Perform on-site inspection, evaluation, sample collection and quantification of suspect asbestos containing material (ACM) at all buildings. Perform and comply with all proper National Emissions Standards for Hazardous Air Pollutants (NESHAP) regulations for asbestos inspection. Ensure proper locations and number of samples, including but not limited to, building materials known to contain asbestos, including but not limited to floor tile and ALL floor layers, drywall, joint tape/compound, roofing, mastics, soffits, duct/attic insulation and any other materials necessary. Provide a report indicating findings, which will include a general property description, sample results, location and quantity of ACM, lab results, photos, inspector(s) /lab certifications.
Shingles and roof related materials shall be restored using acceptable roofing practices to prevent water infiltration. All disturbed materials shall be restored to existing condition.

2.1b Asbestos Abatement Specifications:
In the event ACMs are found and the Owner elects to have the material(s) removed, provide an asbestos removal and occupant protection plan and specifications.

In the event the Owner elects to obtain the services of clearance testing and reporting, provide services to test and report clearing of the structure(s).

2.2a Lead Based Paint Testing/Reporting:
Perform on-site inspection, evaluation and testing of referenced buildings to determine whether lead-based hazards are present in the referenced buildings in accordance with state and federal testing standards. Provide a report indicating findings, which will include general property description, test locations, inspection and testing methodology, summary of results, including XRF testing raw data and laboratory analysis results/reports.

2.2b Lead Based Paint O&M Plan:
Provide an O&M plan for ongoing maintenance activities in accordance with regulatory requirements. Refer to RPCA attachment Pg. 7(f) Environmental Concerns.

2.3a Radon Testing:
Perform on-site inspection, evaluation and testing of referenced buildings to determine whether radon hazards are present in the referenced buildings. All testing must be performed under the supervision of a Radon Professional. Radon Certification/License of the Radon Professional is required as follows: 1. Certification from either the American Association of Radon Scientists and Technologists (AARST) National Radon Proficiency Program (NRPP) or the National Radon Safety Board (NRSB), and 2. Certification/License from the state in which the testing work is being conducted. Provide a report indicating findings, which will include general property description, and summary of results.

2.4a Mold Assessment, Testing and Reporting:
Perform on-site inspection, evaluation and testing of referenced buildings to determine (interior and exterior building materials/framing) areas of microbial growth. Make collection of bulk surface samples of material from suspected fungal material inside the building. Make collection of air samples from the interior of the building to determine the full extent of biological growth present within the building envelope.
